. High-rise Unite Students accommodation close to Manchester Piccadilly, part of the dense cluster of purpose-built student housing around the southern and eastern edge of the city centre. The tower is Piccadilly Point at 23 Berry Street, a large private student residence within walking distance of Manchester Metropolitan University and the University of Manchester. Unite describes Piccadilly Point as housing hundreds of students in en-suite rooms and studios, with shared facilities including common space, study areas, a gym, laundry and cycle storage. The location is particularly attractive because Manchester Piccadilly station is nearby and the main university campuses can be reached on foot. Purpose-built student accommodation, often shortened to PBSA, has become a major element of Manchester's property market. Large blocks can house students more efficiently than dispersed converted houses, but they also raise questions about rent levels, skyline change, local services and whether development land is being balanced effectively between student, affordable and general housing. The surrounding area is itself changing rapidly. The Mayfield regeneration site and wider Piccadilly district are bringing new public space, commercial development and construction to what was historically a mixture of railway, industrial and lower-value land. The photograph records the scale and vertical form of modern student housing, with the tower rising above lower buildings and construction activity. Manchester's large university population creates sustained demand for accommodation each academic year, making student housing an important part of both the city's economy and its ongoing debate about residential affordability. The photograph also records the exact mix of branding, pricing, signage, street or interior detail visible at the time, preserving a dated record of how the subject was presented to customers and passers-by.
